1. About these terms

"Project Room" is a private online space operated by APMBuild Ltd, a company registered in England & Wales ("we", "us", "our"). It lets you follow your project, exchange documents and photos, and message us. By using Project Room you agree to these Terms of Use. If you do not agree, please do not use the service.

2. Your account & access

Access is personal to you and is provided for your project only. You sign in with a one-time secure link sent to your email — there is no password. Keep that link confidential and do not share your access. Tell us promptly at project_room@apmbuild.uk if you believe someone else has gained access. We may suspend or withdraw access where necessary to protect the service.

3. Acceptable use

You agree to use Project Room lawfully and only in connection with your own project. You will not misuse the service, attempt to access other users' data, upload unlawful, infringing or harmful content or malware, or attempt to disrupt or probe its security.

4. Content you upload

You keep ownership of the documents, photos and messages you upload. You grant us a licence to store and use them for the purpose of delivering and coordinating your project. You confirm you have the right to share what you upload and that it does not infringe anyone else's rights.

5. Our content & intellectual property

All designs, analyses, reports, software and materials we (or our partners) make available through Project Room remain our or our partners' property and are protected by copyright and other rights. They are provided for your project only. You may not copy, redistribute or reuse them for any other purpose without our written permission.

6. Specialist partners & energy figures

APMBuild leads your project and brings in specialist partners (such as certified energy modelling) at the right stage. Energy figures shown here are prepared by our accredited technical partner and are labelled with their status; figures marked indicative are provisional and not final until confirmed by the completed assessment. Information in Project Room is provided for guidance and coordination and is not a guarantee of outcomes.

7. Availability

We aim to keep the service available and accurate but provide it "as is" and "as available". It is a convenience that supports your project; it does not replace your formal contract with us or other agreed means of communication. We may change, suspend or withdraw features at any time.

8. Liability

Nothing in these Terms limits or excludes our liability for death or personal injury caused by negligence, for fraud, or for anything that cannot lawfully be limited. Subject to that, we are not liable for indirect or consequential loss, or for loss arising from your failure to keep your access secure. Your project works are governed by your separate construction contract with us, which takes precedence over anything shown in Project Room.

9. Data protection

We handle your personal data in line with our Privacy notice and UK data-protection law.

10. Suspension & closure

You may ask us to close your access at any time. When access ends, we delete your account, messages, documents and photos in line with our Privacy notice, except where we must keep limited records for legal or accounting reasons.

11. Changes to these terms

We may update these Terms. If we make a material change we will ask you to accept the new version next time you sign in. Continuing to use Project Room means you accept the current Terms.

12. Governing law

These Terms are governed by the laws of England & Wales, and the courts of England & Wales have exclusive jurisdiction.
